As a completely independent real estate brokerage, we represent Sellers in most of  our transactions & help buyers as appropriate. Single family Residential properties, farms, land & commercial properties complete our “Sold” inventory. We effectively promote the best characteristics of listed property & price it correctly  to attract the largest pool of qualified buyers. 

Our competitive distinctions include vigorously negotiating the terms of the  transaction on our Clients’ behalf & helping coordinate the many supporting  activities (inspection, financing, appraisal, surveying, legal/title, etc.) required to ensure a smooth closing.

We conduct high quality – efficient & effective – LIVE (onsite or offsite) & ONLINE (Internet) auctions. High quality also means facilitating a process that satisfies the  Seller’s needs with little effort on their part while providing a pleasant buyer’s experience. {We also arrange “lump sum” or “whole house” buyout liquidations.}  

At auction, whether we’re selling real property (real estate) or personal property (chattels), we always represent the Seller. Therefore, our primary aim is to help  our Seller receive the highest possible NET proceeds. 

Hitting that target starts with guiding our Seller’s efforts in preparing their property to  be as attractive as possible in the marketplace. 

Then, we design promotional activities to attract interest from the right pool of likely  buyers & ensure those buyers have easy access to all pertinent information. Finally, we connect buyers to the property through the exciting live &/or high-tech  open bidding process. We strive to make it easy for buyers to complete their purchases & enjoy taking possession of their new treasures &/or real estate.

The “multi-parcel” auction method (a Hum & Company specialty) is an extremely  effective way to maximize net proceeds for the Seller. This method works well for  buyers, as well, because when large tracts of land are offered in smaller parcels &  combinations of those parcels, buyers can buy just what they want.

Appraisal

We estimate the market value of real estate & chattels.
Estimating the market value of real estate & chattels is an  important part of the selling or buying process & pivotal in most estate situations.  Steve Hummel began appraising property in 1973, taught real estate appraising at  Ohio University-Chillicothe for many years & is an approved appraiser with the Ross  County Probate Court.
